1. Quotations
All written quotations provided by Chenko Builders Ltd are valid for 30 days from the date of issue. After this period, prices may be subject to revision due to changes in material costs or availability. A quote does not constitute a contract until both parties have signed the works agreement.
2. Deposit and payment schedule
A deposit of 20% of the total contract value is required before any work commences. This covers initial material procurement and scheduling. The remaining balance is payable in agreed stage payments aligned to defined milestones in the works programme:
- 20% deposit on signing — before work starts
- Stage payments at agreed milestones during the build (typically 2–4 stages depending on project size)
- Final balance on practical completion and sign-off
All invoices are due within 7 days of issue unless otherwise agreed in writing. Late payments may incur interest at 8% per annum above the Bank of England base rate under the Late Payment of Commercial Debts Act 1998.
3. Workmanship guarantee
Chenko Builders Ltd provides a 6-month workmanship guarantee on all completed works. This covers defects arising from faulty workmanship carried out by our team. The guarantee does not cover:
- Damage caused by the client or third parties after handover
- Normal wear and tear
- Issues resulting from materials supplied by the client
- Structural defects not related to our works
Manufacturer warranties on materials and products are separate and subject to the relevant supplier's terms.
4. Client responsibilities
The client is responsible for ensuring clear access to the property and working areas at agreed times. Any delays caused by restricted access or failure to provide agreed materials on time may result in additional charges. The client is responsible for obtaining any required planning permissions prior to works beginning unless otherwise agreed in writing.
5. Variations
Any changes to the agreed scope of works must be requested in writing and will be quoted separately as a variation order. Work will not proceed on variations until the client has approved the additional cost in writing. Chenko Builders Ltd reserves the right to adjust the programme completion date to accommodate agreed variations.
6. Cancellation
If the client cancels the contract after the deposit has been paid and before works commence, the deposit may be retained to cover costs already incurred including materials ordered, site visits and programme allocation. Cancellation after works have commenced will require payment for all work completed to date plus any reasonable demobilisation costs.
7. Disputes
In the event of a dispute, both parties agree to attempt to resolve the matter in good faith before pursuing formal legal action. These terms are governed by the laws of England and Wales.
